For the week ending 1.2.25 Mortgage rates INCREASED 6bp to 6.91%. This past week, for a $100,000 loan the monthly payment increased from $655/mo to $659/mo or $0.19 a day.
For the week ending 1.2.25 mortgages increased 6bp while the 10 Year Treasury rates decreased 1bp. Spread increased 7bp to 234bp. With the historical spread being 168 there now exists a “safety cushion” of 66bp above the historical spread.
The historic spread between the 10-year Treasury and mortgage rates is 168pb (see green line, right axis) and currently is 66bp above the historical norm. In July this spread was 150bp. Mortgage rates have decreased for more than the 10-year.
